The basic idea.
Vacation home co-ownership means a group of people jointly own a single vacation property — sharing the purchase cost, the ongoing expenses, and the usage — instead of one person or family owning it alone.
It's not a new concept. Families have informally co-owned vacation properties for generations. What's changed is the structure: rather than an informal handshake arrangement between relatives, modern co-ownership uses a formal legal entity — typically an LLC — with a governing agreement that spells out exactly how usage, costs, and decisions work.
How it's structured.
In CoHaven's model, a group of co-owners — typically up to eight — forms a Florida member-managed LLC. The LLC purchases the property outright, all-cash. Each co-owner holds an equal membership interest in the LLC, and an Operating Agreement governs usage scheduling, shared expenses, decision-making, and exit rights.
This is meaningfully different from a timeshare or a vacation club, where you typically purchase the right to use a property (or a network of properties) rather than an actual ownership stake in real estate.

Who this tends to appeal to.
