Is this a timeshare?

Do I need to already have a group of co-owners?
No. CoHaven curates compatible group profiles and presents them to you — timeline, usage expectations, and property preferences all factor in. You review the options and decide which group is the right fit.
How many people are typically in a group?
Most groups have up to eight co-owners, but group size is flexible — smaller groups with larger individual shares are an option, sized to fit your goals.
What if I'm looking at a fractional share that's already listed somewhere else?
That's a different model. CoHaven curates group and property options built around what you're looking for, and you decide what fits — we don't sell shares in properties we've already selected.

Costs
What does a co-ownership share actually cost?
For an $800,000 property split eight ways, roughly $100,000 per owner, plus a share of the organizational fee and ongoing costs.

Does CoHaven offer financing?
No — CoHaven groups purchase all-cash. Your contribution needs to be liquid capital, not financed through CoHaven or the LLC.

What's included in the organizational fee?
Group formation, LLC setup, Operating Agreement drafting, and CoHaven's coordination through closing. The fee is complexity-based, typically $45,000–$60,000 per group, confirmed in your group proposal.
Ownership & Process
What happens if two owners want the same week?
The Operating Agreement establishes the scheduling system before anyone owns anything — a fixed rotation, an annual drawing, or reserved weeks plus first-come booking. Conflicts follow that system, not whoever asks first.
