Why all-cash.
Every CoHaven property is purchased all-cash by the LLC — no mortgage, no lender, no financing contingency. This isn't a preference; it's a structural decision with real advantages for the group.
All-cash offers are stronger in competitive markets, close faster, and avoid the complexity of a multi-borrower mortgage across eight separate co-owners with different credit profiles and financial situations. It also means no group member is exposed to another owner's individual financing risk — every owner's contribution is simply their share of the purchase price, paid in full at closing.
What this means for you.
Your contribution to the LLC at closing needs to be liquid cash — not financed through the LLC or through CoHaven. For an $800,000 property with eight owners, that's roughly $100,000, paid in full.

If you're considering financing your own contribution.
Some prospective co-owners look at personal financing options — a home equity line, a personal loan, or another source outside the CoHaven transaction — to fund their share contribution. That's entirely a personal financial decision between you and your own lender or financial advisor. CoHaven does not arrange, recommend, or facilitate financing of any kind, and your financing arrangement (if any) exists entirely outside the LLC and the group transaction.
