What Is Fractional Ownership?

Fractional ownership isn't one thing. It's several.

The term gets used broadly across the vacation property industry to describe several genuinely different models. Understanding the differences matters before you commit to any of them.

The three common models.

Deeded fractional / interval ownership - You own a specific, deeded interest in a specific property — often tied to specific weeks or a specific unit in a larger development. Common in resort-branded fractional programs.

Points-based club models - You purchase points redeemable across a network of properties, rather than an ownership stake in any single property. Functions more like a flexible membership than direct real estate ownership.

Equity co-ownership through an LLC - A group jointly owns a specific property through a legal entity, typically an LLC, with each member holding a real equity interest. This is CoHaven's model.

Where CoHaven's model fits.

CoHaven uses the equity co-ownership model — a member-managed Florida LLC holds real title to a specific property, and each co-owner holds a genuine equity interest in that LLC. There's no points system, no network of substitutable properties, and no pre-packaged listing to buy into.
