Co-owners share ongoing property costs equally, in proportion to their ownership interest. For a group of eight equal owners, each owner carries one-eighth of the shared costs — divided transparently, tracked clearly, and agreed to before anyone owns anything.

What counts as a shared expense.
Property taxes - Divided equally among co-owners, paid through the LLC on the same schedule as any Florida property tax bill.
Insurance - Property insurance is held at the LLC level, covering the property itself. Cost is divided equally among the ownership group.
HOA / condo association fees - Where applicable, divided equally and paid on the association's regular billing cycle.
Routine maintenance and repairs - Day-to-day upkeep — landscaping, minor repairs, seasonal maintenance — divided equally as costs arise.
Reserve fund contributions - A shared reserve, funded by all co-owners, set aside for future major expenses. Covered in detail below.
Property management fees - If the group engages a manager (or uses HavenHub once available), management costs are divided equally among owners.
